Consideration for ranging demographics and how they might be used by different community members is essential to creating an all inclusive community that shares the same design values. This design brief stated guiding principles by all 35 townhouse unit holders as essential to achieving a successful outcome. 1. Sustainable outlook; reinforce the surrounding environment whilst working with suburban wants and needs. 2. A garden landscape that will complement and enhance the architectural style of the complex, improve curb appeal and offer a welcoming entry to the properties. 3. Modular approach to owner verges that would deliver a quality over appearance even if some residents opt not to landscape their verges. 4. Low maintenance. 5. Adhere to TCCS' Nature Strip Guidelines. 6. Economical establishment and maintenance. 7. Environmentally friendly, water wise garden with no lawn. 8. A design that forestalls parking on common and owner verges. 9. Safe surfaces for residents and pedestrians. The provision for family/community gathering areas which suited differing age groups was high on the design brief, however due to budget constraints, common areas were minimalised, providing for restorative areas of comfort.
