The National Building Code of the Philippines General Provisions Sec. 103 : Scope and Application a. the code shall apply to the design, location, siting, construction, alteration, repair, conversion, use, occupancy, maintenance, moving, demolition of and addition to public and private structures, except traditional dwellings. b. Sec. 309 : Certificate of Occupancy C.C. shall be posted in a conspicuous place on the premises and shall not be removed. Permittee shall submit an application of Co O together w/ a duly signed and sealed Cert of Completion and the logbook. .. As-Built Plans in case of changes. A notification to conduct final inspection shall be endorsed by the B.O. to the diff depts. who shall issue a Fire Inspection Certificate w/in 5 working days if all reqts. have been complied with.
15. The National Building Code of the Philippines General Provisions Sec. 704 : Location on Property - No building shall be constructed unless it adjoins or has direct access to a public space, yard or street on at least one of its sides. - projections beyond the exterior wall shall not exceed beyond a point 1/3 the distance from an assumed vertical plane. - distance shall be measured at right angles (perpendicular) from the property line FIRE WALLS : - When openings on exterior walls are required to be protected, the sum of the areas of such openings in any storey shall not exceed 50% of the total area of the wall.

The National Building Code of the Philippines General Provisions Sec. 707 : Maximum Height of Buildings - will depend on the character and/or occupancy and type of construction - Height shall be measured from the highest adjoining sidewalk or ground surface. - towers, spires, and steeples, erected as part of a building but not used for habitation or storage, is limited only by structural design if done in non-combustible materials. - 6.00 Mtrs. for each occupancy type if done in combustible materials.

Dwelling and Location - structure shall occupy not more than 90% of a corner lot and 80% of an inside lot, subject to the provisions on Easements of Light and View_ 2Mtrs. from the property line. b. Light and Ventilation - minimum opening for habitable rooms should equal to 10% of the total floor area. c. Stairs - shall be at least 750 mm in clear width. Rise of 200 mm and run of 200 mm.
