There are two basic types of investors - active and passive. Active investors are very involved in day-to-day direction of their investments, have a lot of spare time that they devote to investing as though it is their job. Passive investors are not as involved, only directing investments at a high level and using spare time for leisure rather than treating investing as their job. The type of investor someone is determines how they approach making investments.

#3: An investor who is heavily involved in the deal. Possibly searches for and purchases the property, via their SDIRA, and directs the rehab and selling/renting. And/or someone who is more interested in searching for short term opportunities for high returns. Basically they have the time, spelled a job, and desire to do this.
An investor who is not heavily involved, rather uses their money to leverage reasonable returns with trusted partners. They still do their due diligence but are more focused on life quality than investment returns. They do not want a job.
