Bill Effinger’s Development Resume This presentation covers Bill’s   project development experience from 1960 to the present. From 1950 to ‘58 bill was a licensed General Contractor engaged as a Framing Subcontractor in Los Angeles,  Long Beach & Orange County CA.
Real Estate Development Experience A chronology of significant real estate developments, either as a Chief Executive, or owner-developer (OD).    Director of Land Acquisition, Sales and Marketing: S & S Construction Co .  1958 Garden Park Estates 1,000-plus SF Homes   Garden Grove, CA                 1959 College Park Estates   300-plus SF Homes  Long Beach, CA                           President: Alamitos Belmont Corporation (OD) 1960 Designed, built and sold several multi-unit apartments: Long Beach, CA   1962 Community Plaza: *18 condominium buildings (56 Units): Long Beach, CA               1965 Rancho Valencia: 268 apartments, 10 Duplexes & retail/commercial: Garden Grove, CA          * One of the first true condominium developments in the State of California, preceding the statutes later adopted by the California legislature. My attorney, Ed Illif, ultimately helped write the new laws for condominiums in California.

San Diego  1970-76 Camino Park North: 136 SF Homes and Wiegand Shopping Center*   1972-74 Encinitas Estates: 500-plus SF Homes: Encinitas, CA                    1974-77 Monarch Place: 250-plus SF Homes: La Costa, CA              1975-77 Mission Ridge: 277 Condominium Apts: San Diego, CA          1977-78 Mission Greens: 217 Condominium Apts: San Diego, CA            1978-80 Presidio Place: 744 Condominium Apts:  San Diego, CA            1979-81 Carmel Mountain Ranch:1289 acre Commercial, Industrial & Residential Development: San Diego, CA                 * Planned and processed for 5.5 years until approved, then sold project to a Merchant Builder
Development Experience Continued President: W R Effinger & Company, Inc. (OD) * 1983 Broadway Pines: 52 Mini-condominium Apts. San Diego              1983 Sunrise:  52 Mini-condominium Apts. San Diego Since 1983 acted as Forward Planning and Marketing & Management Consultant for numerous projects in several states.    * We Pioneered the building and selling of mini-condos during the down-turn in the real estate   market and as a result, our concept was featured in editorials nation-wide.
