4. Summing it up
A different type of building/structure is
proposed
A buildings + ecosystem (a systems approach)
project
It can have many profitable applications
5. Objective: To make a New Pilot project, a
network of dwellings in a Fukuokan forest
Class of work: Construction and forestry
No. of residents: 90 (later expanded to 540)
Area of work: 60516 m2
(15 acres)
Further area needed later for expansion = 1854405 m2
Cost of building: 50 crores (.7 Million Euros)
Positioning, Urban or rural?
Rural
Land requisitioned from:
Farmland, as near to a river or lake as possible
Critical scientific principle applied to this type of
dwelling:
Dwellings are designed to prevent depression/dementia

10. The Science behind the New Architecture
[READ] The science (biology) behind how RQ or the Dopamine-linked Receptive Quotient,
or the activities that constitute it, can be lowered and reduced by increasing distance
between dwellings*. It is further obvious from my thesis that Norepi-related activities can be
increased by increasing rate of contact with nature; this twofold approach prevents
dementia and depression.
Dopamine-dependent RQ-type behaviours are to be minimized it requires a policy of
disemphasizing quantitative inter-human contact and replacing it with qualitative inter-
human contact
* This, in physics, can be called** increasing the entropy of society.
"What is entropy? Entropy
(maximization of entropy is the law of the universe, and it is absurd and defeatist to go
against it).
** How? Humans and nature (forestry) as 2 parts of a mixture present in a system.
The Systems entropy is self-evidently maximized when the 2 parts (humans and nature) are
completely mixed with, completely dissolved into each other. Entropy is least when the 2
parts exist in their separate enclaves, as happens in the cities of today. Moreover, self-
evidently, entropy of civilization is maximized when human dwellings are spread out evenly,
or equidistant from each other
12. In fact the human's misery in the cities can be understood by studying chicken misery in the
coops!
"In the 1920s, farmers began raising chickens indoors on wire floors. Crowded together with
no opportunity to dustbathe and explore, the birds started pecking at each other. Instead of
rectifying the environment, farmers chose beak mutilation".
Deconstructing that statement:
1) In the 1920s, farmers began raising chickens indoors on wire floors.
This is how humans live, concentrating themselves in cities, which is a defensive mechanism
of no use today (wars have become obsolete).
2) Crowded together with no opportunity to scratch, dustbathe, and explore, the birds started
pecking at each other.
"Pecking at each other" is how humans, as a result, use "subjective logic" i.e. self-pseudo-
serving syllogic, instead of objective logic, and fight each other to "progress", "competing
(in unfair games) rather than cooperating, stepping on each others' heads in order to "rise".
3) Instead of rectifying the environment, farmers chose beak mutilation.
In society, similarly, curtailment of individual liberties by the illiterate regimes (e.g.: Visa to
cross borders). But, unlike chicken, humanity can simply rectify its system... And maybe then
refine the chickens system as well
14. The Big Apple? More like the sad apple. According to a
study released by the National Bureau of Economic
Research, New York is the saddest city in all of
America
Why increased sadness in New York? Because in NY,
distance between the dwellings of humans is minimum!
15. According to research inter-dwelling distance
should be maximized to reduce depression and
dementia.
This reduction is brought about by a change in
patterns of thinking induced by the spreading out
of dwellings.
Are extant dwelling designs best
for mankind?
16. Forest fusion in the New Architecture
In the new dwelling system,
Inter-dwelling distance is maximized
Qualitative aspects are artificial and Quantitative
aspects are natural
in order to increase IQ, reduce depression and
dementia
21. Basic Management Principles applied
Economy of scale principle:
90 houses are built together, to minimize costs.
Economical, intelligent building practices
Lean building, intelligent lifestyle practices emphasize:
Small houses (most of the living is done outside in
various common rooms and outdoors, and not in living
rooms)
Portacabin type houses (houses are built inside all-
weather shipping containers (which is an increasingly
accepted practice*), thus minimizing labor requirements
and cost)
* Many spare are lying free due to slowdown of economy
24. Far from the hectic urban, invest in a green investment
(G.I.):
air-conditioned, fully wired compact house (fit for 1, 2, or 3 people)
plus
Food forest area (350 sq. mtr.)
plus
Regular forest area (550 sq. mtr.)
plus
infrastructure (e.g.: Overhead walkways and pit-stops, public machines,
workshop etc.)
Price only Rs. 50 lakhs!
Enjoy 10% guaranteed returns from organic exports, and
potentially massive up to 78% return from resort-mode use
of G.I.
Two modes in which you can use the G.I.:
1. Living scheme benefits:
Invest 50 lakhs.
Get eternal 20% return on investment annually, plus best air, excellent place to stay , wild but
well-road connected by road
Room resort-rental scheme benefits:
Invest 50 lakhs.
Got a busy life? Got somewhere else to go? No problem.
Lease out your room to the resort owners. Get in return a staggering extra 10 to 78%
returns annually.
That is why it is called a Green Investment
Animal food chain bio-
systems and AfforestTM
technology used for fast
growing artificial forests
25. Return on Investment for those who
invest 50 lakhs into green investment
Each unit of Green investment is a form of capital, auto-generating
returns.
Money invested by investor:
Rs. 50,00,000
Two modes of using the Green investment:
1. Give your green investment to the resort owners mode
2. Live in the green investment mode
Capital return reaped by investor in mode 1:
Rs. 1500 to 10,000 (extra house rent in resort shared with owner of green
investment)*365 (days a week)
= Rs. 5,47,500 to 36,50,000 annually (5 lakh to 36.5 lakhs annually), thus repaying
itself in 10 to as little as 2-3 years
And after that it creates 10 to 73 % return on investment every year that is
better than even FDs, because many surplus costs are also received by owner
of green investment :
Organic food exports
Pure drinking water exports etc.
Thus total returns from G.I. are a minimum of around 20% (which is better than any FD!)
26. The Proposal (Scheme is for one individual)
Give Rs. 50 lakhs now.
Get ownership of independent farmhouse + hyper-sufficient quantity of
land in a utopian paradise.
Get ready green houses (not to be confused with greenhouses) that
can be occupied within 3 months. Besides, get your own forest in one
to two years
Join an elite set of 90 people who will live in advanced homes over an
extremely large area (but not near any typical city, this is for those who
dislike cities).
Fully furnished (ACs, high performance desktop PC, toiletries etc.)
Water, Power, Internet guaranteed.
(Recurring cost for life support system = Rs. 2.3 Lakh per year; this can
be reduced to zero if residents value sustainability and learn various
tasks, specializing in at least one practical task e.g.: cooking, operations,
maintenance etc.)
Houses built sustainably
The initial phase of the project is a mere 90 houses in as many as 20
acres (which is 26 football fields, less than 4 people per football field,
thus a lot of scope for individualism)
27. But the human-loving person can get a lot of friends, because:
The city will expand into 540 people in 4 years.
There will always be tourists to befriend!
There are just 90 people, who can only be true friends. Better than 150 -
300 friends/acquaintances! One wont have to walk too far for making a
good friend!
Free food for life if doing half an hour of foraging a day (Its just important
exercise!)
Major improvement in clients mental and physical health guaranteed!
Major improvement in clients free time guaranteed!
Reasonably comprehensive safety and insurance systems included
Reasonably simple medical problems and surgeries will be carried out for
free
Better than big houses and villas; produces its own agricultural produce
and does not isolate the person. Better than farmhouses; the individual is
not living the dreary life of a common farmer, and neither is he as isolated
from other humanity as in farms.
Ninety people get access to various auxiliary structures (up to 7 sq. meters
of auxiliary structures per 10 sq. meters of living area): workshops, water
bodies, football fields, overhead walkways and transport, self-governed
life support system (free club, free forest-type food farms, up to 44
helpers at nominal cost, and many more features; its the city of the
The Proposal -II (Scheme is for one individual)
28. The Proposal III - (exclusivity)
But beware!
It is not just for anyone.
A few medical and psychometric tests will decide if one qualifies for a
home.
We take in only the right guys, but, If asked to justify, we say Nothing
too rigorous, just for us to understand the potential client so as to
better serve him next time (for example, a bigger walkway to account
for an obese guy).
Except if they bring and maintain their own helpers and expenses,
those in want of expensive chronic medical care cannot be
sustained by our universal cost-cutting and far-from-city strategy,
at least until the planned hospital in the Hub manages to be
operational (by which time the project would have grown, from 90
to 540 or more residents).
29. Development Costs
Fixed Costs
Cost of land (15 acres) 30000000 Rs. @ 20 lakhs per acre

40. Is it possible? Yes: 30 years ago, Jadav Payeng began burying seeds along a barren
sandbar near his birthplace in Assam to grow a refuge for wildlife. Not long after,
he decided to dedicate his life to this endeavor, so he moved to the site so he could
work full-time creating a lush new forest ecosystem. Incredibly, the spot today
hosts a sprawling 1,360 acres of jungle that Jadav Payeng planted single-handedly.
