be reduced by appeal where there has been a Material Change in the area of your property.

                                               A Material Change is a physical change to an area or
REDUCE COSTS AND                               property, or to the way a property is used.
INCREASE YOUR PROFIT                           Examples of Material Changes include:
                                                 Alterations to the property itself, or how the property
                                                 can be used.

                                                   A new development in the area which will adversely
                                                   affect your trading conditions e.g. opening of a
                                                   competitor or the closure of a source of trade.
