HOME INSPECTIONS   are a standard clause in most real estate contracts   need to be scheduled quickly (usually have 10 to 15 days to complete)   often result in an addendum to the sales contract
WHAT GOES IN THE REPORT... Defects, such as: Leaking roof Bad furnace Unsafe conditions: Electrical wiring Unstable decks Gas leaks Code violations* Environmental concerns General recommendations Included appliances  Dishwasher, Fridge, Built-In Microwave *  We do not  enforce  codes, we simply inform the client of the violations which are present

Exhaustive diagnostics  Qualified contractors may need to be contacted for further evaluation Cosmetic Items: Interior paint Torn wallpaper Dirty floors  Grandfathered code items Low Voltage Wiring Telephone/DSL Alarms Cable TV Non-included appliances Typically the washer & dryer

IF REPAIRS ARE NEEDED Once the inspection information has been communicated, there are three common paths in facilitating a closing: Reduce selling price to reflect the cost of repairs Obtain a check from the seller at closing to cover cost of repairs Have seller make repairs and get the house inspected again before closing
A HOME INSPECTION PROTECTS  YOU! Consider these statements... A quality home inspection provides invaluable and useful knowledge about the largest investment decision most of us will ever make.  Most of us wont buy a used car without first taking it to a trusted mechanic.  Why not do the same with your house? The information gathered from a home inspection can potentially save a buyer thousands of dollars during the course of the home buying process and initial ownership.  In some cases, the cost of the inspection can be returned several times over! Without a home inspection, a buyer must rely on general and limited information with which to negotiate the purchase of the home.  A quality inspectors quest for knowledge never ends. Our Approach & Practices AFTER THE INSPECTION Prompt again for questions or concerns Provide a promised time for the report Thank the customer for choosing ASHI & Moore Home Inspection Services Leave tent card for seller Inform customer of the Ask the Inspector benefit Answer any complaints promptly Be available for any possible follow up inspections of the property
THE REPORT In most circumstances, the report is sent via e-mail within 24 to 36 hours of the inspection, with the agent receiving a copy as well.  Other arrangements can be made for report delivery if necessary. Digital photographs are included with all inspections either embedded into the report or sent independently on CD-ROM or as attachments. The report has three basic elements:  The Introduction and General Notes, the Summary and the Full Inspection Report.
