Choosing a plot:- This starts while choosing a plot for your home. Always choose a road side plot where transportation facility and communication to every necessary center is possible. Because that can reduce your transportation cost for life time. But many seller are there who takes the opportunity of high demand and sell the road side plots at a very high price. So be careful while choosing the plot. If you are getting it little far from main road then it is ok.
Soil test:- while choosing the not only consider the communication facility but do soil test which is much essential part of construction. Because there are a variety of soil available, and each soil behaves differently. Before buying the plot check the soil if it is a paddy field, agricultural field, or soil with hard soil. If the soil is not good or if it is a loose soil then there you will have to expense a huge cost. And if it is a paddy field then the foundation cost is huge and again to get permission to make home is huge.
Electric and water connection:- If there is no electric and water connection near your plot then you have to apply for a separate poll connection near your home and have to take a separate plumbing pipe to your home, which is again expensive. So look after these factors before buying plot.
Construction material:- In building construction most of the cost goes for construction material. Among all the construction material bricks, cement, rod and sand makes a large part of the construction material. If this can be brought in a calculated manner then there will be less expenditure regarding construction material.
Make the structural drawing of your building:- It is the most necessary part of your home construction plan. Many people dont know about structural drawing of buildings. They only thought about architectural drawing of building. Structural drawing is all about foundation plan detail, framing plan detail, column & beam plan detail and other structural components of buildings. From this structural drawing how much amount of rod, sand, cement and bricks will be required can be calculated in advance. And if this is done in proper way then there is a huge chance of saving a lot of cost in material.

In finishing material putty, flooring material, Doors and windows , and specially wooden works for interior absorbs a huge cost . But this can be reduced if you are choosing proper material and buying material in bulk amount at a time. If you are purchasing these material in phase by phase manner the shopkeeper may not give you discount ,but if you are purchasing in a bulk amount and from one shopkeeper then you can save your money.
Dont make frequent change in plan:- Many times people choose one plan before construction and during construction they suddenly change their plan. It is one of the main reason which again increases the construction cost. Try to avoid these thing unless & until it is necessary.
Go for prefabrication:- To reduce cost of your construction use modern technology. Use prefabricated parts for construction of your home. In this technology parts of building is constructed at factory or in a separate place and then combined to at site to make the house. It has a lot of benefits. It not only reduces the cost but also reduces the time of construction.
Use fly ash bricks:- If you want to reduce the cost then choose fly ash bricks instead of red bricks or other bricks. Fly ash bricks are less costlier than red bricks but has good strength for construction. It can reduce the cost of construction in a considerable amount.
Colour & Putty :- If you want to cut cost then go for lime based colour. Put the colour twice to make the colour more brighter. Dont use putty. Putty is used when you need a smooth wall or the wall is very rough or there are larger sand particles showing. To avoid extra cost for putty always purchase the standard size of sand for the purpose of plastering. If it is used according to standard size you may not require to apply putty in your house, and it will save your cost.
Local material:- While purchasing materials for construction try to purchase from local vendors because it will reduce your transportation cost as the transportation of construction material is costly.
Labour cost:- Labour cost is also a large part of construction which can not cutted easily. But try to calculate the works in hours that how much labour will be required to finish a work and how much time. In this way you can save your cost by estimating the labour cost otherwise the labour will work according to their time and you have to expense more.
Machinery cost:- Construction machines are always brought in rental and their rental cost is too high. So try to make efficient use of construction machineries in a calculated way by which construction cost can be saved.
Flooring:- Flooring can be done both costly or economically. Tiles comes in wide pricing range. You can choose one of them according to your budget. Also cement flooring is a great option for reducing cost and one of the long lasting flooring. Red oxide flooring is also a good option.
Wooden work:- If Wooden work is not necessary try to avoid it. You can also try to avoid use of costly woods for construction Instead You can use jackfruit tree, wild jack (jungle jack) and similar wood most available in your place to reduce total cost of wood up to 50%.
Shape of house:- Shape of house also decides the cost of construction. When the size of home increases it increases the surface area and ultimately the cost of construction. So try to make the house In such a way that it will reduce the surface area and reduce the cost.
