In the top ten demand of Airbnb Lefkada
The rapid growth of homes hired by tourists in our country in recent years has
already had an impact on short-term rental prices and revenue received by their owners.
This basic conclusion was highlighted by the analysis of the listings of the two largest
online platforms for Airbnb and Homeaway short-term tourist leases, conducted by AirDNA,
and presented at the Bnb Guest sharing conference. More than 1,000 professionals active in
the short-term tourist leases market attended during the day, watching with unimportant
interest.
The top 10 regions in Greece, as a result of their presence on the Airbnb and
Homeaway platforms, are: Crete, Athens, Corfu, Santorini, Mykonos, Thessaloniki, Rhodes,
Paros, Kassandra, Zakynthos, Kefalonia, Lefkada.
From now on, the figures show that:
- At the end of 2018, as compared to 2017, the listings for house rental in Greece increased
by 21% to 72,144 against 59,379 at the end of 2017.
- Reservations of entire apartments in Greece showed an increase of 29% and stood at
22,079.
- The overnight stays, which represent the available apartment rentals, were 585,766,
increased by 24% and the overnight stays for which were booked were increased by 8%
(270,021 compared to 249,577 in 2017).
- However, completeness (-13%), average daily value (-17%) and revenues per available
rental apartment (-28%) recorded a negative course. In particular, revenue per available
rental apartment was 58.28 versus 80.68 in 2017.
- The average price in homes rented to tourists in our country is down 17% on the basis of
2018 figures, reaching 126 from 153 compared to 2017, while a decline, mainly due to
increased competition, the average occupancy rate has risen to 46.1% from 52.7% in 2017.
In short, the increase in the supply of houses for hiring, as expected, has pushed
prices, completeness and revenue for the owners. There were, of course, the exceptions:
The regions with the largest increase in revenue per available rental apartment were
Lefkada (+ 167%), Ermionida (+ 101%), Corfu (+ 73%), Glyfada 45%) and Tinos (+ 42%)
