According to a JLL report, sales of residential units decreased by 29% in Q1 2020 over the same period last year. Net absorption of office spaces in Q1 2020 witnessed a decline of 30% from the peak observed in Q1 2019. The real estate industry Is dealing with distress in the short term without any doubt.
Long term prospects are quite mixed though.
Young professionals are likely to avoid shared accommodations in the aftermath of COVID and prefer either owning or renting/leasing private accommodations. A lower interest rate environment creates a favourable environment. Although financial uncertainties may stop them from committing to debt payments. Well designed package of flexible financing, leasing, and payment options may help residential real estate players grow in spite of economic slump.
For commercial real estate players, work from home culture and subdued business sentiment draw a bleak picture. The focus should be on maintaining occupancy and alternative use of assets.
Social distancing, economic distress, and rapid growth of e-commerce may affect long term prospects for retail real estate. Retail real estate players need to adapt to changes in demand. For example, cloud kitchens in place of sit-down restaurants and high-street shops in place of malls.
A lingering fear of infection, work from home culture, etc. may cause medium-term depression in both business and leisure travel. This will result in depressed demand for the hospitality sector for a few quarters. Hospitality real estate players need to find an alternative use for their assets if the hospitality demand does not pick up and operators start going out of business.

The document discusses how real estate can be a safe investment during the COVID-19 pandemic. It lists advantages like the potential for better deals through negotiations and historically low interest rates. However, it also notes disadvantages such as employment uncertainty, potential project delays, and the need to make decisions without visiting properties in person. The document predicts that post-pandemic, technology will play a bigger role in contingency planning. It also anticipates that more people will invest in tangible assets that provide security, like property, after experiencing life in rented accommodations during the crisis.
Real estate can still be a good investment amid the COVID-19 pandemic. Buying real estate now offers the advantages of potentially getting a better deal through negotiations and historically low interest rates on home loans. However, there are also disadvantages like uncertainty in the employment market and potential project delays or price rises not materializing after the crisis. Technology will play a larger role going forward in contingency planning and data-driven decision making during situations like pandemics, and more people may invest in tangible assets that provide safety and security like owning a home.

This document discusses how the COVID-19 pandemic disrupted the real estate market globally. It describes how various economic indicators like GDP, stock markets, and hotel occupancy dropped sharply in early 2020 due to lockdowns and business closures. Transaction data for hotels showed prices plummeted. Retail and restaurants were hit hard by closures and the rise of online shopping. However, the residential market remained strong with rising home prices. By late 2020, some markets began recovering as restrictions eased and stimulus took effect, but long term impacts on sectors like office and retail remained uncertain.
The document discusses the impact of COVID-19 on the Indian economy. It notes that India reported its first COVID-19 case in January 2020. The pandemic caused a catastrophic health crisis and the lockdown measures implemented in March 2020 had a significant negative impact on various economic sectors in India like tourism, manufacturing, and MSMEs. This led to a sharp rise in unemployment and fall in GDP. The government announced various economic relief packages to support the economy during the crisis.
The Covid-19 pandemic had a severe negative impact on the Indian economy. In the fiscal year 2020-21, India's GDP contracted by 7.3%, the worst contraction ever recorded. Key sectors like industrial, domestic, and agriculture were hit hard. The pandemic led to rising unemployment, with the urban unemployment rate doubling to over 20% in the first quarter of 2020 due to lockdowns. While restrictions have eased, the economic effects of the pandemic continue to be felt in India.

The entire world is in the clutch of Coronavirus. The dissemination of the virus is so colossal that it compelled the World Health Organisation (WHO) to declare it as pandemic. The outbreak of the virus has unprecedented implications on the global economy. Severe economic burden and grave consequences have to be borne by the Indian industries in this backdrop of declining economic situation due to coronavirus. Thus, this article is intended to study the repercussions of coronavirus on different sectors of Indian economy and to highlight the reasons for which India can be benefitted in the post pandemic period and mainly to specify the business survival strategies which is the key to overcome this tough situation.
The Covid-19 pandemic significantly impacted the Indian economy beginning in March 2020. A nationwide lockdown caused sharp rises in unemployment, decreases in government income, and collapses of the tourism, hospitality, and real estate industries. However, the pharmaceutical industry experienced increased sales of Covid-19 drugs. Unemployment rates doubled during the first year of the pandemic and fluctuated with subsequent lockdowns, while government revenues fell short of budgets as GDP growth declined to 3.1% in the last quarter of fiscal year 2020.

2. Before I start it...
I am telling you a general point that What
real estate is?
"Real estate is the business of being
mediocre between the dealer and buyer of
property on a commission basis".
In simple words
Its Briges the gap between dealer and a
buyer.
3. Now imagine with me....
There is a land , which
including the air above it and
ground below it, and
any buildings or structures
on it ,
it's called realty this is
definition of real estate
As you can see my screen
5. Corona has made its home all over the world
and the house builders sit in their house. Is it
right yes
6. As we all know we are in the middle of a severe
humanitarian crisis the coronavirus pandemic is not just
the health emergency but the economic emergency as
well the covid outbreak had severely affected the real
estate and construction sector of India.
7. Its a twelve billion dollar economy.
the real estate is very badly affected it's as we must be
aware it consists of 7% of the GDP of the country.
it employees 15% of the labor force of India so obviously
with the lock down it is severely affected it's a labor
intensive industry and affects 269 other industries along
with it because its resources materials of different kind
from iron steel to nails to the smallest of small items
which go into the building industry...
8. Regulated By
I am taking an example to know
more about real estate regulation
10. As we all know that future is an unpredictable
"no one can predict it", as covid is an
unpredicted that has spread over India.
11. It is clear by now that the Covid-19 pandemic has
forever altered the way we live and work.
Our offices, our homes, our outdoor spaces, every
place has been impacted by the virus.
Each and every sector of the economy, including
the healthy sector, has been hit by the novel
coronavirus pandemic.
12. So in that case, if someone has a dream of own home
what will do they?? The audience please answer... your
answer definitely will be nothing.. because each and
every sector is affected...
13. We know that House is the dream of every person in the
world, but it will be a dream again even those who were
just near by it and they didn't get it also...
And The lockdown has also reinforced the importance
of owning a home because it is probably one of the only
places where one can feel safe and secure.
14. So This because of Covid yes or no... Your answer
can be yes Because we can't do anything because
the future is unpredicted and it will happen and
because of it all the working sectors under it also
closed.
15. There was no way to get any raw materials, iron steels
to the nails, electric appliances, and many more
things to complete a site it was impossible because of
these someone's dream became a dream. We if have
empathy So it's quite Unswallowable for us yes or
no.. for me its yes its unswallowable.
16. But my answer is no there was an opportunity to
buy your home but no problem as warren Buffett
said "Buying A Home Right Now"..."will be the best
opportunity in your lifetime".
1. Supply side factors positively influencing the market
2. Home loan interest rates at record low
3. Better Government support: Faster recovery in cities
4. Demand side enablers
5. Real estate a stable asset
6. Property available at reasonable prices
7. Better Deals
17. We know that time is mightier than all, and that time was
bad for someone and this same time was good for
someone so there were some persons who get benefits
under this crisis
1. Home buyers were taking advantage of home loan because
of lowest interest.
2. Tenants were also taking benefit of giving less payment of rent
say yes or no audience... I am right or wrong.
I am telling you all with an examples
18. BOOM
Now I am taking about pre covid
situation
High capital inflows
High construction Activity
High occupancy rates
High property prices
CONTRACTION
Now I am taking about
post covid situation
Capital Outflows
Low construction Activity
Low occupancy rates
Low property prices
Now I am talking about pre or post covid situations
