This document outlines several routine actions that should be taken when creating a new tenancy:
- Agree final terms such as rent, contract length, included items, and move-in date.
- Provide legal documents like the tenancy agreement and 'How to Rent' guide to the tenant in advance of signing.
- Ensure any outstanding rent, deposit and fees are paid and all documents are signed before the tenant moves in.
- Take meter readings and notify utility companies of the new tenants to avoid liability for charges.

Before handing over possession, ensure that any

received the relevant documents to ensure you
are compliant with the Deregulation Act 15:
How to Rent guide, copy of EPC, copy of current Gas Safety Certificate,
confirmation that the property has working smoke alarms and current CO
monitors (where appropriate), confirmation that you have carried out Right
to Rent immigration checks

Landlords taking a security deposit must:
Protect the deposit with an approved government
scheme within 30 days of receiving it
Issue the tenant with the prescribed information,
any scheme leaflet or terms and conditions and
the deposit protection certificate within 30 days
of receiving the deposit
The tenant must be given the opportunity to
sign the prescribed information
