SPECIALIZATION:
Coordinating Large Scale Construction and Property Development Projects
I am a multitalented leader with over 11-years of experience in the residential property development
industry, working with all key stakeholders to ensure the successful completion of large scale affordable
and middle income residential development projects. Previously, I held the position of Department Head
of Development and Construction Management for a prominent listed company where I have an
exceptional track record of successfully implementing development projects from the moment of
inception till the final handover to the end consumer. I am an effective, efficient, and confident project
manager, having controlled projects budgeted at over CAD $170 million.
KEY PROJECT SKILLS & TASKS:
Pre-Construction Phase
ï‚· Complete due diligence on proposed development opportunities to determine development
potential and to determine feasibility regarding sale prices and the profitability of developments.
ï‚· Plan development projects with budgets, timelines and resources
ï‚· Negotiate fees and appoint professional team members
ï‚· Manage the professional team from obtaining development rights and council service agreements
up to completion of the design phase
ï‚· Write project specifications focussed on specific developments
ï‚· Measure bill of quantities from architectural drawings and specifications
ï‚· Cost engineering during design stages with architect
ï‚· Assemble tender documentation with project specific required details
ï‚· Evaluate tenders on specified rules, deliverables and requirements
ï‚· Prepare construction contracts on Joint Building Contracts Committee (JBCC) terms with detailed
annexures depicting scope, cost and time
Construction Phase
ï‚· Manage the contractors from site handover up to release of retention
ï‚· Chair site meetings with recorded minutes
ï‚· Complete quality control by detailed inspections and issue site instructions and defects lists
ï‚· Finalize cost control and payment certification including variation orders and re-measurable items
on a monthly bases to pay the contractors and to monitor actual costs vs approved budget
ï‚· Ensure forward planning to reach deadlines and ensure projects are completed within the contract
period
ï‚· Change management to issue variation orders to record time, cost, scope, or specification changes
Post Construction Phase
ï‚· Monitor the handover to end consumers
ï‚· Liaise with contractors and end consumers regarding latent defects encountered
ï‚· Close out final statements with contractors to determine final payment and possible penalties
General Duties
ï‚· Personnel management focussed on guidance, training and motivation to reach project objectives
ï‚· Liaise with major role-players such as councils, service providers, financial institutions, engineers,
quantity surveyors, architects, contractors, sales agents etc. Must maintain databases.
ï‚· Manage human resource as the leader of the site staff and link to head office
ï‚· Communicate relevant information on a daily basis to the right people and following up for feedback

ï‚· Report to the managing director on a weekly base with regards to progress, costs and quality
ï‚· Give lectures to personnel of a prominent South African bank on the residential development process,
incl. due diligence, town planning, design, budgeting/estimating and construction.
