CURRENT PROJECT TUDOR GABLES 30 APARTMENT UNITS & COMMON AREA IMPROVEMENTS
The work at Tudor Gables is financed by a Chicago Community Loan Fund (CCLF) loan of $3,004,347.68 with $1,345,418.00 for construction. CCLF is a non- profit, certified Community Development Financial In- stitution (CDFI) and a leading early-stage lender for community developers, a primary lender for affordable housing cooperatives and social enterprises and a principal promoter of sustainable development in met- ropolitan Chicago. CCLF controls over $73 million in assets, making it one of the 10 largest nonprofit CDFIs in Illinois. Of only eight organizations worldwide honored with the 2009 MacArthur Award for Creative and Effective Institutions. CCLF was also the recipient of Woodstock Institutes 2014 Community Investment Award for providing credit in communities of color that suffered from abandonment and winner of the 2014 Alford-Axelson Award for Non- profit Managerial Excellence. Work Ready utilizes youth training and work programs. At Tu- dor Gables, some sum- mer workers per- formed routine lawn maintenancecutting grass, trimming hedg- es, under supervision of a professional land- scape designer. Each phase of the construction work is paid through a Chicago Title Construction escrow. Chicago Community Loan Fund (CCLF) Asset manager and their Inspector visit the site before each draw. They inspect the work, review the description of the work, its progress, any changes or issues, sworn statements, and waivers and invoices. They then approve the draw request and wire the money to the Chicago Title Escrow. Each dollar spent on the project is outlined in these docu- ments and included in a Draw Narrative.
