Logistics were challenging as all materials and waste had to be moved at night due to the site's location. Design coordination was also difficult because interior design firms from Germany, France, and England were used. The project was completed in 2012.

The $218m project involved the construction of 51,000m2 of the new 5* hotel in the center of
Berlin. The project consisted of a 32 floor tower with 250 bed full service hotel, 10 floors of
residential apartments and a lower level mixed use office/restaurants/shops.
The site was at a key transport node and logistics were a specific challenge, with all materials
and waste having to be moved at night.
Three sets of mock up rooms were developed which compromised the overall schedule by
nearly 6 months. Mechanical and electrical systems were very sophisticated, including the first
installation of a mist fire repression system, wifi solutions and extensive external lighting.
Design coordination, especially of the FF&, for the development was particularly challenging as
due to the special requirement from the owner to use German, French and English interior
design firms.
